Realtor.com Named the Best Week to Buy a Home in 2026 — Jacksonville's Isn't Until Late October

Realtor.com just dropped its annual "Best Week to Buy" report, and every real estate account on your feed is about to tell you the same thing: September 27 through October 3 is the week. Mark your calendar, buyers are winning, act now.

Here's the part most of those posts are skipping: that date is a national average. And Jacksonville isn't on it.

According to Realtor.com's own metro-level breakdown, our best week doesn't land until October 25–31 — almost a full month after the headline everyone's sharing. We're grouped with Orlando, Boston, Pittsburgh, and a handful of other metros all running on a slower fall calendar than the rest of the country.

How Realtor.com gets to a "best week"

Their economists scored every week from 2018 through 2025 (2020 excluded, for reasons that don't need explaining) across six things: active listings, new listings hitting the market, list prices, time on market, buyer demand, and how often sellers cut their price. Whichever week scored highest, nationally, became the Best Week. The same math run at the metro level is what puts Jacksonville a month behind.

Nationally, that best week looks like 13.3% more active listings than a typical week, homes sitting on the market about 64 days, list prices running roughly 3.5% below their seasonal high, and 5.7% of listings taking a price cut — genuinely good conditions, if you're shopping somewhere the calendar actually says September.

Why we run late

This tracks with something I wrote about a few days ago: Jacksonville home prices actually slipped about 0.4% year-over-year while the national number rose 2.1%. We're one of the softer Sun Belt markets right now, not one of the tight ones. Markets with more relaxed demand tend to hit their best buying conditions later in the season, and that's exactly what's showing up in this report too.

What this actually means for you

If you're buyer-side and you saw this headline and thought you were already behind — you're not. If anything, right now you're ahead of Jacksonville's own best window, not chasing the end of it.

If you want the widest selection, that's now through early October, before things thin out seasonally. If price flexibility matters more to you than selection, late October is when the local numbers say sellers get more willing to move.

Either way, the thing that doesn't change by week: know your real number and get pre-approved before you start touring. Whichever week ends up being yours, you want to be ready to move on it.
