Jacksonville's Best Week to Sell Is in March. Here's What to Do This Fall to Be Ready

If you're planning to sell your Jacksonville home next spring, you've probably already thought about price and competition. Fair enough. But there's a second question most sellers skip, and it's the one that decides whether spring feels calm or chaotic.

Waiting to list and waiting to get ready are two different decisions.

According to Realtor.com, price reductions tend to peak in the fall, when sellers who didn't sell over the summer end up competing for a smaller pool of buyers. With rates still above 7%, a lot of buyers are sitting on the sidelines right now, so it makes sense that plenty of sellers are looking at spring instead. The data backs that up. But if you push the listing and the prep to spring, you end up cramming every step into a few short weeks.

Jacksonville's best week isn't the national one

Realtor.com named April 12–18 as the best week to sell a home nationally in 2026. They scored every week from 2018 through 2025 (leaving out 2020) on how much the market favored sellers. Mortgage rates weren't part of the score, since rates follow the broader economy and not the calendar.

Here's the part that matters for us: that's a national average, and Jacksonville runs earlier. In Realtor.com's metro-level breakdown, our best week started March 22. Compared to an average week of the year, homes listed in Jacksonville that week saw:

  • about 24.7% more views per listing (nationally it's 16.7%)
  • roughly 7 fewer days on the market
  • 15.5% fewer homes taking a price reduction
  • 9.8% fewer active listings competing with yours
  • list prices about 5.3% higher than at the start of the year, which works out to around $20,000

That was the 2026 report, so the 2027 numbers will come out closer to spring. Seasonal patterns don't move much year to year, though, and I'd expect late March to be right around the same spot.

Do the math backwards from March 22 and you'll see why fall matters. Your listing needs to be ready by then, and that's closer than it sounds.

You can prepare now and still list in spring

Getting your home ready and putting it on the market are separate steps. Do the first one this fall and save the second for spring.

Realtor.com's survey found that 53% of sellers took a month or less to get their home ready to list. That works if nothing goes wrong. Contractors get booked, a repair turns into a bigger repair, and then you're doing it all under a deadline.

The two paths look like this. If you prepare now and launch later, your pricing, repairs, photos, and marketing are done before spring and you're not starting from scratch. If you wait to prepare, every decision gets squeezed into a short, stressful window and you end up with fewer choices and less control.

Do the work this fall and January becomes the month you finalize the plan, not start it.

6 things to do now

Here's what I'd tackle over the next few months.

  1. Set your pricing and positioning strategy. Sit down with me and look at where your home fits in the Jacksonville market and how to price it for a March launch.
  2. Make a prioritized list of repairs and improvements. Rank what actually needs to get done. That gives you the winter to work through the list at your own pace, without a deadline breathing down your neck.
  3. Get your exterior photos, aerials, floor plans, and video done. We don't deal with leaves dropping and gray skies the way up north does, but our lawns still go dormant and brown over the winter. Shooting the exterior while the yard is still green gives us stronger photos to work with, and it's one more thing off the list.
  4. Build a full launch marketing plan. Have it ready to go so nothing is left to scramble on launch day.
  5. Put your plan in writing with a listing agreement. Signing this fall locks in the plan and reserves your launch window. Signing doesn't mean your home hits the market right away. We set the date for when the timing makes sense.
  6. Schedule a final pre-launch review. Before the listing goes live, we walk through everything one more time to make sure your home and your marketing are ready.

A spring sale is a lot less stressful when the prep is done before the season starts. Get your plan in place this fall so your home is ready the moment Jacksonville's best week arrives.
